GAF Roofing Company in Houston: What to Know First

We’re an independent GAF roofing company in Houston, and we repair, replace, and inspect GAF roofs across the metro. Most GAF roof repairs take one visit, and we show up with the price in writing before any work starts. If you own a GAF roof in Houston, you’re dealing with a specific set of conditions: high attic heat, tropical humidity, and wind-driven rain. This page tells you what actually goes wrong on GAF roofs here, what it costs to fix, and how we handle the work. Call (940) 461-8481 to schedule a free estimate.

This page is for Houston homeowners who already have a GAF roof or are considering one. It covers the failure patterns we see most often, what repairs cost, and why the company you call matters as much as the shingle on the deck.

How GAF Products Fail – and How We Fix Them

GAF makes a solid shingle. But every roof system has weak points, and Houston accelerates them. Here are the five GAF-specific failure patterns our techs see most often in this market, and what we do about them.

  • Timberline HDZ and HD shingle seal failure at the leading edge. GAF’s newer HDZ line uses a wider nail zone and a stronger seal strip, but older Timberline HD shingles from the 2010s lose their seal bond after years of Houston heat cycling. The tabs lift, wind gets underneath, and suddenly you have curled shingles after a spring storm. We re-seal where the shingle is still sound and replace individual tabs where it’s not. If the seal strip is deteriorated across the roof, we’ll tell you straight: re-sealing buys time, but a re-roof is the honest fix.
  • Ridge cap cracking on Timberline and Royal Sovereign lines. GAF’s ridge cap shingles are pre-bent, and after a decade of Harris County attic heat, that bend point gets brittle. Cracks form right at the peak, and water follows the crack into the ridge line. We replace the cracked cap sections with color-matched GAF cap shingles and check the ridge vent underneath while we’re up there.
  • Flashing failure at sidewalls and chimneys on GAF installations. This is the one GAF’s own site won’t tell you: most GAF shingle failures we see in Houston aren’t the shingle at all. They’re the flashing. Houston builders in the 1990s and 2000s routinely used galvanized metal flashing that corrodes in our humidity. The shingle above it looks fine. The leak is at the metal. We replace the flashing with aluminum or stainless steel and re-bed the shingles around it, which keeps your GAF shingles intact and your ceiling dry.
  • Deck rot under GAF shingles caused by inadequate attic ventilation. Houston attics run 140 degrees in August. GAF shingles transfer that heat to the deck, and if your attic ventilation is undersized, the deck sweats and rots from underneath. The shingles eventually sag, and when we peel them back, the OSB underneath is soft. We replace the rotted deck sections, then fix the ventilation problem so the new deck doesn’t fail the same way. A shingle is only as good as what’s under it.
  • Hail and wind damage on GAF shingles after severe weather. GAF shingles carry a Class 4 impact rating on some lines, but no shingle survives Houston hail season untouched. We see blistering, granule loss, and cracked mats after storms. We document the damage with photos, give you a written repair scope, and work with your insurance adjuster if you file a claim.

Our GAF Roofing Company Process

Here’s how a GAF job goes with us, from the first call to the final walk around. No surprises, no scope creep, no crew you didn’t expect on your roof.

  1. 1
You call, and a live person answers. No voicemail, no callback queue, no automated system. We take your details and schedule a visit inside a window we can hit.
  2. 2
We inspect the roof and diagnose the failure. Our technician is background-checked, in uniform, and knows GAF product lines. We document everything with photos and show you what we found.
  3. 3
You get a written price before any work starts. Not a verbal estimate. Not a “we’ll see once we get up there.” A line-item price on paper, signed by us. That price does not move at the door.
  4. 4
We source the right materials. Where GAF parts are specified for warranty reasons, we use GAF. Where an aftermarket component matches or exceeds the OEM spec, we tell you and let you choose. We don’t hide parts decisions behind jargon.
  5. 5
We do the repair or replacement, and we test it. Every GAF repair gets run through a water test where possible, and we inspect the surrounding roof area to make sure we didn’t miss a secondary issue that caused the first one.
  6. 6
You get the 365-Day Done Right Promise in writing. The guarantee covers our workmanship for one full year. If it fails within that period, we come back and make it right at no charge. In writing.

What GAF Roofing Company Costs in Houston

You should not have to call a roofer just to get a ballpark. Here’s what GAF work costs in Houston today, based on what our crews see across the city.

  • Individual shingle replacement: $200 to $400 per incident, depending on roof pitch and number of shingles.
  • Flashing repair at a chimney or sidewall: $450 to $900, including sealing and re-bedding shingles.
  • Ridge cap replacement, partial: $350 to $700 per section, depending on linear footage and roof height.
  • Deck repair (rotted OSB) under GAF shingles: $75 to $125 per sheet replaced, plus shingle re-lay.
  • Full GAF re-roof, standard Houston single-family home: $11,000 to $18,000, depending on square footage, pitch, deck condition, and shingle line chosen.

What moves the price: roof pitch (a 6/12 costs less to work than a 12/12), deck condition, number of penetrations, and whether we’re matching an existing GAF color that’s still in production. We’ll put the exact number on paper before any work starts. Call (940) 461-8481 for a free estimate.

Why Houston Homeowners Call Brennan Roofing Co Houston for GAF Work

Brennan Roofing Co Houston operates under the Garrison Standard, which is our name for the way we run every job: a written price before any work starts, uniformed background-checked techs who show up inside the promised window, and a full-year written guarantee. That standard doesn’t change whether we’re repairing a GAF Timberline or replacing a flat roof in Westbury.

Travis Oakley grew up in the San Fernando Valley and learned roofing at Los Angeles Trade-Technical College. He brought that training to Houston years ago, and by now his crew has torn off and re-roofed homes from Meyerland to the Energy Corridor. We know what Gulf Coast heat and humidity do to a deck, and we don’t upsell damage that isn’t there.

We’re independently owned and operated as part of the Garrison Partners family, founded in 2000. We install GAF, Owens Corning, CertainTeed, IKO, Atlas, Tamko, and Boral. If a GAF product is the right call for your roof, we’ll tell you. If a different line fits your budget and exposure better, we’ll tell you that too. A roof either keeps water out or it doesn’t – everything else is details.
