Boral Roof Inspection in Houston: What to Know First
An independent Boral roof inspection in Houston typically runs between $200 and $450 depending on roof size and access, and most inspections take 60 to 90 minutes on site with a written report in your hand before we leave the driveway. We’re not a Boral affiliate, we’re an independent Boral service provider, and we don’t charge more to tell you the truth about your roof. If you own a Boral roof in Houston and want a straight read on its condition, this page tells you exactly what we look for and what to expect. Call (940) 461-8481 for a free estimate or to schedule an inspection.
If you have a Boral roof, you’re likely in the middle of a question you didn’t expect: is it holding up the way Boral said it would, and do you have a claim? That’s where we come in. Travis Oakley built this company around reading roofs straight, no invented damage, no soft sell. Whether you have Boral concrete tile, Boral clay tile, or a Boral steel roof, we inspect it the same way every time: methodically, honestly, and with the report you need to make a decision.
How Boral Products Fail, and What We Do About It
Boral makes a solid product, but every roof system has failure points. Here’s what we actually find on Houston roofs, series by series. Some of these you won’t see on Boral’s own site, because we’re the ones looking at them after a decade of Gulf Coast weather.
- Boral Inspire concrete tile: underlayment failure before tile failure. The tile itself can go 50 years, but the underlayment under it typically lasts 15 to 20 in Houston’s humidity. We see granule loss and felt paper rot under tiles that look fine from the ground. The fix is a lift-and-relay in the affected area, not a full re-tile. We don’t put new tile over failed underlayment, and we won’t charge you a full roof replacement when a section repair solves it.
- Boral Saxony concrete tile: nail fatigue and uplift near the eaves. Saxony has a lower profile than other Boral profiles, and in wind-driven rain events it depends heavily on correct fastener schedule. We frequently find lifted or cracked courses on the windward side of Houston homes after named storms. The fix is re-seating with correct fasteners and replacing any cracked tiles before water reaches the deck.
- Boral clay tile (one-piece S tile): cracked barrels from foot traffic. Clay barrel tile is tough, but it’s not a sidewalk. We find cracked barrels near valleys and roof-to-wall transitions where previous inspectors or chimney sweeps walked the wrong line. A cracked barrel lets water sit against the batten and rot it over time. We replace cracked pieces individually and never sell you a valley replacement when three tiles solve it.
- Boral steel roofing (Boral’s stone-coated steel lines): granule loss at the fastener heads. On older Boral steel roofs we see the stone coating wear away around screw heads first, which exposes the gasket to UV. Once the gasket cracks, you get a slow leak that wets the purlin and shows up as a ceiling stain months later. Our inspectors check every fastener line on the windward slopes, not just the visible field.
- Flashing failures at walls and chimneys – the number one Boral leak point, regardless of series. Tile and steel are only as good as the transition details. In Houston, step flashing against brick chimneys and stucco walls corrodes and pulls away after repeated thermal cycling. We replace flashing with materials matched to the existing metal, and we re-bed tile as needed so the detail stays dry.

Our Boral Roof Inspection Process
Every Boral inspection we do in Houston follows the same sequence. We don’t skip steps, and we don’t rush the walk. Here’s the order of operations.
- 1
Call and scheduling. You call (940) 461-8481. A live person answers, and we schedule a time that works. We show up inside the promised window, uniformed and ready to work.
- 2
Exterior walk and ground-level assessment. We start on the ground with binoculars and a camera, checking for visible cracked tile, missing pieces, and any sign of displaced fasteners on steel. Then we ladder up for the close work.
- 3
On-roof section-by-section inspection. We walk every slope that’s safe to access, marking each cracked, lifted, or displaced tile and photographing it. We focus on valleys, eaves, hips, and flashings, where Boral failures cluster.
- 4
Moisture and fastener checks. For steel roofs we check fastener heads and gaskets. For tile roofs we check underlayment condition where visible at the eave and around penetrations. We use a moisture meter on any suspect decking.
- 5
Parts decision: OEM or quality aftermarket. Where replacement tile is available from Boral’s current lines, we recommend OEM match. Where a series has been discontinued, we source matching aftermarket tile from our Houston suppliers and tell you the difference before any work starts.
- 6
Written report and price, in hand. Before we leave, you get a written report with photos, findings, and a line-item price for any repairs we recommend. You decide what happens next. Nothing starts without your signature.

AfterWhat Boral Roof Inspection Costs in Houston
Here are real numbers for the Boral work we do most in Houston. The final price depends on roof size, slope, access, and what we’re actually replacing.
- Full Boral roof inspection with written report: $200 – $450
- Replace 5 – 10 cracked concrete tiles (labor and material): $350 – $700
- Lift-and-relay underlayment repair (single section, up to 100 sq ft): $800 – $1,800
- Valley re-flash and re-bed (per valley): $400 – $900
- Stone-coated steel fastener replacement (per 50 fasteners): $250 – $500
What moves the price: two-story roofs, steep pitches, tile series that’s no longer manufactured, and any hidden decking rot we find once we lift tile. We write the price before any work starts, and it does not move at the door. Call (940) 461-8481 for an exact quote. Estimates are free.
Why Houston Homeowners Call Brennan Roofing Co Houston for Boral Work
Boral roofs are a specific product, and Houston is a specific climate. We do our work under The Garrison Standard: written price before any work starts, background-checked uniformed technicians on every job, and a 365-Day Done Right Promise in writing. If a repair fails within that year, we come back and make it right at no charge. That’s the guarantee, in writing, for one full year. And if you’re weighing a repair against a wider re-roof, we install GAF, Owens Corning, and CertainTeed as well as Boral, so you get a straight comparison, not a sales pitch. Travis Oakley’s crews have done full tear-offs and re-roofs from Meyerland to the Energy Corridor, and they’ve learned what Gulf Coast humidity does to a deck: if it’s wet, we say so. If it’s fine, we say that too. A roof either keeps water out or it doesn’t, everything else is details.
FAQs
No. An independent inspection by a licensed roofer does not void a Boral warranty, and we document everything in writing so you have a record if you file a claim. We’re an independent Boral service provider, not a Boral affiliate, so we have no incentive to tell you anything other than what we see.
Yes, for current Boral lines like Inspire and Saxony concrete tile, and for one-piece clay S tiles. For discontinued series, we source quality aftermarket matches through Houston suppliers, and we tell you the difference before buying anything.
We typically schedule inspections within a few days of your call, and after a hurricane or named storm we add inspection slots in the hardest-hit Houston neighborhoods. If you have an active leak, tell the dispatcher and we’ll prioritize you. Call (940) 461-8481.
If the tile or steel is structurally sound and the underlayment is intact, repair usually makes more sense than replacement. We only recommend replacement when the decking is compromised, the underlayment has failed across multiple slopes, or the tile profile is so discontinued that matching pieces would look like a patch job.
Most Boral inspections take 60 to 90 minutes on site, and you’ll have the written report in hand before we leave. Steep two-story roofs and large estates run longer, up to two hours.
