Atlas Flashing Replacement: The Houston Owner’s Guide

We stock and install flashing that matches Atlas roof systems, and a typical flashing replacement in Houston runs $450 – $1,200 installed depending on location, linear footage, and how much decking has to come off. Most jobs are done in a single visit. The way Houston homeowners usually find the problem is a ceiling stain after a hard rain, or granules collecting in a gutter and a roofer pointing at the flashing during an inspection. Flashing is the metal that bridges the seams where your roof meets a wall, chimney, skylight, or valley, and when it fails, water gets in even if the shingles themselves still look fine.

Atlas shingles are built in Texas and they hold up well to Gulf Coast sun, but the flashing around them is only as good as its original install and the sealant used. We replace flashing on Atlas roofs throughout Houston, from Meyerland to Kingwood to Cypress, and the most common call is step flashing along a sidewall that was never properly woven into the shingle courses.

Which Atlas Models This Applies To

Flashing replacement is not tied to one Atlas shingle line, but the way we match it does depend on which Atlas product is on your roof. The most common Atlas lines we see in Houston are Pinnacle Pristine, StormMaster Shake, GlassMaster, and the newer Pinnacle Sun and Pinnacle Impact. Each of these has a different profile height and exposure, and step flashing has to be cut and bent to match that profile so each shingle course locks over the metal without a gap.

If you’re not sure what Atlas line you have, check the shingle wrapper in the attic or garage, or look for a printed label on the underside of a lifted shingle near a rake edge. We can identify it on site in about five minutes. For the flashing itself, we use 26-gauge galvanized or aluminum step flashing, vent pipe boots sized to the Atlas pipe collar spec, and matching valley metal. We can install OEM Atlas accessory flashing when the job calls for it, though in most Houston repairs a quality 26-gauge aftermarket piece made to the same profile performs identically and saves you money. We’ll tell you which one makes sense for your roof and put that choice in writing before we start.

Signs Your Atlas Flashing Replacement Is Failing

  • Staining on the ceiling or wall at a roof intersection. This is the classic first sign. Water follows the failed flashing down the framing and shows up inside, often a few feet away from where the actual leak is.
  • Granules from Atlas shingles collecting in the gutter below a wall junction. Water pooling at a failed flashing point degrades the shingles above and below it faster than the rest of the roof, so granule loss concentrates right there.
  • Visible rust or pitting on metal flashing at a chimney or wall. Houston’s humidity and salt air near the coast corrode galvanized flashing faster than most manufacturers’ published lifespans assume. Once rust has perforated the metal, it’s done.
  • Dried, cracked, or separated sealant around a pipe boot or chimney counterflashing. Sealant has a real lifespan. When it hardens and pulls away, water runs behind the flashing even though the metal itself is intact.
  • Daylight showing through the roof deck from inside the attic. On a sunny day, a gap at failed step flashing is visible from below. If you can see light at a wall-roof seam, water will follow in the next storm.

Replacement Cost & What’s Included

Here’s what flashing replacement costs in the Houston market, based on what we see when we price the work. These are installed ranges, parts and labor included, with the old flashing removed and the roof made tight per the Garrison Standard.

  • Single pipe boot replacement: $180 – $325
  • Step flashing along one sidewall (up to 20 linear feet): $400 – $750
  • Valley flashing replacement (one valley): $350 – $600
  • Chimney flashing replacement, full counterflashing and reglet cut: $800 – $1,500
  • Skylight flashing replacement: $450 – $900

What moves the price is access, roof pitch, how many shingle courses have to be lifted and re-set, and whether the decking underneath has rotted. In Houston we regularly find decking damage hidden behind failed step flashing, because the leak has been active through a wet season before anyone saw the ceiling stain. We show you what we find before we do anything, and the price you signed is the price you pay. Every flashing replacement from Brennan Roofing Co Houston carries our 365-Day Done Right Promise in writing, and if the repair fails within that year, we return and fix it at no charge.

DIY or Call Us?

You can safely check a few things yourself. From the ground, look for visible rust, lifted flashing, or missing pipe boots. In the attic, look for light and water stains at roof seams. But repairing step flashing means lifting shingles without cracking them, cutting and bending metal to match the Atlas profile, and re-sealing in a way that will survive Houston’s wet season. Do it wrong and you turn a $600 repair into a $4,000 decking and interior repair after the next storm. If the flashing is on a steep pitch or around a chimney, stay off the roof entirely. That’s not a do-it-yourself job on a Gulf Coast afternoon. Call Brennan Roofing Co Houston at (940) 461-8481 and we’ll send a background-checked, uniformed technician to put a written price in your hand before any work starts.
