GAF Underlayment & Deck Repair: The Houston Owner’s Guide

We stock and install GAF-compatible underlayment and decking for Houston homes, with most repairs running $850 – $2,400 depending on how much deck has to come out and what’s underneath it. That’s the installed price, materials and labor together, on paper before we touch the roof. Most owners find out the underlayment or deck has failed one of two ways: a water stain creeping across the ceiling, or a roofer (us, usually) lifting a shingle during an inspection and finding the deck soft underneath.

Travis Oakley has seen what Gulf Coast humidity does to a deck from Meyerland to the Energy Corridor. When the underlayment gives out, moisture sits against the wood. And Houston doesn’t wait long to turn damp plywood into rot.

Which GAF Models This Applies To

GAF underlayment and deck repair works with any GAF shingle line, but the specifics change depending on what’s on your roof. Timberline HDZ, Timberline UHDZ, Timberline NS, and Royal Sovereign all sit on the same core layers: decking (usually plywood or OSB), underlayment, then shingle. The underlayment is the water barrier between the shingle and the wood. The deck is the wood itself.

Here’s the compatibility gotcha most Houston owners don’t know: GAF’s higher-tier systems, like the Timberline HDZ with LayerLock, are warrantied as a system. That means the shingle, underlayment, and sometimes the starter strip all have to match GAF’s published specs for the warranty to hold. We carry GAF’s Deck-Armor and FeltBuster underlayments because they’re engineered to work with GAF shingles. We also stock quality equivalents from Owens Corning and CertainTeed when a homeowner wants to compare. The point is the spec has to match the system, not just the brand.

Identifying what you have is straightforward. The shingle bundle wrapper gets thrown away at install, but the permit, the original invoice, or even a shingle sample pulled from an unexposed edge tells us the line. We verify before we quote. A roof either keeps water out or it doesn’t – everything else is details.

Signs Your GAF Underlayment & Deck Repair Is Failing

  • Water stains on the ceiling or upper walls. This is the classic. By the time the stain shows, water has already passed through the shingle, through a failed section of underlayment, and into the deck. The stain is the last step, not the first.
  • Soft spots when walking the roof. A deck panel that’s absorbed moisture loses its stiffness. If a section flexes or feels spongy underfoot, that’s rot in the plywood or OSB. Houston’s humidity means this spreads faster than it does in drier climates.
  • Granules in the gutters or at the downspout. Shingle granule loss isn’t underlayment failure by itself, but it means the shingle’s protective surface is worn. Once the shingle is compromised, the underlayment underneath is the only thing left holding water back.
  • Curling, buckling, or missing shingles after a storm. When shingles lift or tear off in the wind, the underlayment gets exposed to direct UV and rain. GAF underlayment is designed to shed water for a short period, but it’s not meant to be a permanent roof surface.
  • A musty smell in the attic during humid months. That’s moisture trapped somewhere in the system. Houston’s summer humidity sits against the underside of the deck, and any breach in the underlayment feeds it.

Replacement Cost & What’s Included

Here’s the pricing reality for Houston, on paper, without calling anyone:

  • Underlayment replacement only (small area, shingles intact): $850 – $1,250. This covers lifting shingles, removing the failed underlayment section, installing new GAF Deck-Armor or FeltBuster, and re-securing the shingles.
  • Deck repair (one or two 4×8 sheets of plywood or OSB replaced): $1,100 – $1,800. The wood itself runs $45 – $75 a sheet, but the labor is the cost. We cut out the rotted section, check the joists underneath, install H-clips where needed, and re-nail the deck to code.
  • Deck plus underlayment, larger sections: $1,800 – $2,400. When rot has spread across multiple sheets, the repair takes more time and more material.
  • Full re-deck and underlayment (large failure): Starts around $2,400 and goes up from there, depending on square footage and attic access.

Every quote is written before any work starts. The number on the paper is the number you pay, regardless of what we find when the shingles come off. The 365-Day Done Right Promise covers the repair in writing for one full year, and if something fails within that period, we come back at no charge. That’s the Garrison Standard, and it’s the same on a small underlayment patch or a full re-roof.

DIY or Call Us?

Here’s the honest answer. You can check what’s visible from the attic: look for water stains on the underside of the deck, especially around roof penetrations like vents and pipes. If you see staining, you’ve got a problem worth a call. If you’re comfortable on a ladder, you can visually check for missing or buckled shingles. But that’s where the safe DIY line ends.

Working on a roof deck is not a weekend project. Lifting shingles and patching underlayment correctly requires knowing how to re-seal the shingle seams so wind doesn’t peel the repair apart. Cutting out rotted decking over living space means knowing where the joists are and why you never cut through one. And any wrong step means the next storm puts water back inside your house. The money saved on a DIY attempt disappears fast when the ceiling comes down. Call (940) 461-8481 and we’ll get on the roof, assess what’s actually failed, and put the number on paper before anything gets touched.
